Lease-Specific (Agreement-Specific) Requirements
Start from a standard lease category, then tailor each lease's requirements.

Overview
Vendors usually fit standardized requirement categories based on their scope of work — high risk, medium risk, and so on. Tenants are different: each lease can negotiate its own insurance terms. The same applies to vendors with negotiated contracts. BCS handles this with a standard category as the baseline, plus lease-level changes on each assignment. 🏢
1. Build a standard lease category
Go to Module Settings → Requirements, switch to Tenants, and click Add Category. Create a category such as Standard Lease Requirements with the policies, limits and provisions most of your leases share (for example general liability at $1,000,000, liquor liability for hospitality tenants). See Requirement Categories for how to configure it.
2. Give each lease an assignment
Open the tenant from Directory → Tenants and add an assignment for each lease, with Standard Lease Requirements as its category and the lease's location. See Add an Assignment (Job or Lease).
3. Tailor the lease
- Open the lease's assignment and go to the Details tab.
- Click Edit Requirements. Change the limits the lease negotiated, remove coverages it doesn't require, or add provisions it does.
- Changes apply to this lease only. Anything that differs from the category is marked with an asterisk: *Different from the assigned requirement category.
4. Location-specific terms
If your account uses Location-Specific Requirements (set at the top of Module Settings → Requirements), the certificate holder and additional insured for each lease come from its location automatically. With Global Requirements, the same certificate holder and additional insured apply everywhere.
5. Reset
Lease-level changes stay put until you reset them. Click Reset to original on the assignment to bring it back in line with the standard category. ↩️
Tips
- 💡 Put the common terms in the category and only the exceptions on the lease — the fewer lease-level edits, the easier the portfolio is to manage.
- 💡 Filter the requirements by Issues to see just what the tenant still owes.
